An automatic gate is a piece of machinery that lives outdoors, works every day, and guards the entrance to your property. Like any machinery, it needs periodic attention to keep operating safely and reliably — especially in Auckland's coastal, humid and changeable climate.

Automatic gates are classed as machinery under NZ safety standards. Force-testing, obstacle detection and safety edges must be checked regularly to ensure the gate reverses or stops correctly when it meets an obstruction — protecting people, pets and vehicles.

What maintenance checks should be performed for automatic gates in NZ

New Zealand conditions demand a thorough, structured service. Our annual maintenance program covers the following checks on every visit.

Track & guide cleaning

Remove leaves, dirt, stones and debris from sliding and cantilever tracks and guide channels. Built-up debris is the leading cause of strained motors and jerky movement.

Roller & wheel inspection

Check guide rollers, gate wheels and nylon inserts for wear, flat spots or binding. Replace worn rollers before they damage the track or overload the motor.

Hinge & pivot lubrication

Clean and lubricate all hinges, pivots and latch mechanisms on swing and telescopic gates with a suitable marine-grade grease. Dry or corroded hinges place extra load on the motor and shorten its life.

Motor & gearbox check

Inspect the motor housing for water ingress, listen for gearbox noise, and verify the drive pinion or chain is correctly tensioned. Check that the manual release engages and disengages freely.

Safety device testing

Test photocells, safety edges and obstacle detection by placing an obstruction in the gate path. Confirm the gate reverses or stops as required under NZ gate safety standards.

Force & limit adjustment

Re-calibrate opening and closing force settings and limit switches so the gate travels its full distance without straining the motor or slamming into the stop posts.

Control board & electronics

Inspect the control board enclosure for moisture, corrosion and insect ingress. Check cable glands, seals and gaskets — a common failure point in Auckland's wet winters.

Battery & power supply

Test battery voltage and charge cycle on systems with battery backup or solar. Replace batteries showing reduced capacity — a failing battery is the most common cause of intermittent gate faults.

Fixings & structural check

Check all structural bolts, post anchors and bracket fixings for tightness and corrosion. Verify the gate posts remain plumb and the gate leaf or panel hasn't dropped or twisted.

Finish & corrosion inspection

Inspect the powder-coated finish for chips, scratches or oxidation, particularly near the coast. Touch up exposed alloy to prevent pitting, and check stainless fasteners for tea-staining.

Troubleshooting

Common issues with automatic gates

These are the faults we diagnose most often across Auckland properties. If you recognise any of these, give us a call — many are straightforward to resolve, and catching them early prevents bigger problems.

Gate won't open or close fully

Usually caused by debris in the track, a misaligned limit switch, or a worn roller creating excessive drag. If the motor runs but the gate barely moves, the drive cog or rack may be stripped. Check the track first, then the motor force settings — if they've been wound up to compensate for drag, the underlying mechanical issue needs resolving.

Gate stops mid-travel or reverses

The most frequent cause is a misaligned or dirty photocell beam breaking the safety circuit. Cobwebs, condensation and dirt on the photocell lenses are common culprits in Auckland's climate. If the photocells are clear, check for an obstacle binding the gate or a failing safety edge. Battery voltage drop under load can also cause the controller to cut out mid-cycle.

Motor runs but gate doesn't move

This points to a mechanical disconnect — a sheared drive pin, a loose coupling, a stripped gear rack, or a manual release that's been left in the disengaged position. On chain-driven gates, check for a broken or derailed chain. On cog-driven systems, inspect the pinion teeth for wear.

Intermittent or no response from remote

Start with the obvious — flat remote battery, then check the antenna connection on the receiver board. Auckland's hilly terrain and interference from neighbouring electronics can reduce range. If range is consistently poor, the receiver or antenna may need repositioning. Water ingress into the receiver enclosure is another common cause of intermittent operation.

Gate makes grinding or squealing noises

New or worsening noise almost always means friction somewhere it shouldn't be. Dry or failing rollers, unlubricated hinges, a worn gearbox, or track debris are the usual suspects. Address it promptly — the motor is working harder to overcome the resistance, which shortens its life and can trip the thermal overload.

Gate moves slowly or labours

A gate that used to move briskly but now creeps is fighting resistance or has a power issue. Check for track debris, binding rollers, a dropped gate leaf straining the hinges, or a battery that's no longer holding a full charge. On solar systems, a dirty or shaded panel may not be keeping the battery topped up through winter.

Water damage to electronics

Auckland's heavy rainfall and humidity make control board enclosures a frequent failure point. Failed cable glands, perished gaskets and condensation cause corrosion, short circuits and intermittent faults. If the board shows green corrosion or water staining, the enclosure sealing needs attention — not just the board itself.

Gate closes on a vehicle or doesn't detect obstacles

This is a safety-critical fault. The photocells, safety edges or force-sensing system have failed or fallen out of calibration. Stop using the gate immediately and have it serviced — under NZ safety standards, automatic gates must reliably detect and react to obstructions. This is never a DIY fix.
